2023 Financial statement audit accepted
by the North Village Board of Directors
Review of 2023 Audited Financials
During the last board meeting, the results of the 2023 financial statement audit were presented to the board for review and acceptance.
Accounts Receivable: Our overdue assessments are a little higher than normal for us at 6%. You can expect a continued aggressive approach to collections.
Contributions to Reserves: Based on the 2021 reserve study, our reserves at the end of 2023 should be $2,669,441 versus the current 2023 ending balance of $2,499,052. While we are legally able to increase the annual contribution or even implement an additional contribution, we have chosen not to do this at the present time. We have noted that the lives of some of our assets are lasting longer than the 2021 study estimated and we are monitoring our situation regularly.
Other notes: We continue to have a strong investment performance centered around CDs with solid interest rates. The CDs are timed to provide liquidity should they be needed. Our net equity balance is in the range preferred by auditors. Auditors recommended board review of financials regularly, which we do during the regular board meetings.
Overall, we are happy with the result of the audit which confirms our fiscal responsibility to you, and our need to be conservative in our financial report. We were happy to approve the draft audit and sign it for finalization.

Landscaping and Contractors Reminder
Resident contractors who are performing landscape or maintenance work are not allowed to drive or park vehicles on common property. If common property is damaged, contractors will be liable to repair the property.
Upcoming Trash Collection Schedule
May 27, Memorial Day, is approaching, and the ONE trash pickup that week is scheduled for Thursday, May 30. Recycling will move one day. Below is the holiday trash schedule for the remainder of this year. J&J Trash Service is our disposal company. On holiday weeks, J&J will pick up only once that week. If the holiday falls on Monday, then the pickup will be on Thursday. The holidays with an asterisk (*) indicate that the county transfer facility is closed.

Don’t Dump! Bulk Trash Costs Everyone Money
We ask for everyone’s help with bulk trash (a.k.a. dumping large household material) in the common areas. Every time a call is made for bulk pickup, our HOA must pay for that separately. If you see neighbors putting out bulk trash, please ask that they call, if they haven’t already, for one of their free bulk pickups. If you see a neighbor who is dumping, you may email our community manager so we can notify them of their error. Residents receive 4 free bulk pickups each year.
